Mould and damp patches on internal walls and ceilings are not necessarily from a leak. They could be as a result of a lack of ventilation in the room, especially in the coldest areas of the house normally north facing.
Keep a window open when you are cooking or use the extractor fan if you have one. Dry clothes outside when possible or in the bathroom with a window open and the door closed. Leave the bathroom window open or extractor fan on to clear steam created by a shower or bath. Outside, check for vegetation growing up or near your walls which could cause damp.
Leaks Around Windows
Leaks around windows particularly at the top are not necessarily as a result of a leaking window, the problem could be faulty or non-existent cavity trays in the brickwork above.
Leaking roofs can be caused by old or damaged shingles or improper flashing. These problems are usually inexpensive to solve. If you have a flat roof check it for damage and any sitting water.
Take a good look at your roof – from a distance, across the street or the bottom of your garden – for slipped tiles – particularly after rough weather.
Guttering & Fascias
It's important to keep gutters free of debris as overflows will cause damage to your walls and foundations.
Keep an eye on your exterior paintwork and repair any flaking areas. You may want to book a decorator for the summer. Repair and paint any external woodwork including fencing, fascias, window frames and doors.
